What usually belongs in the sale file
Items marked green are requested or coordinated directly by EPC Lochristi. You only prepare what only you already have, such as invoices, photos or existing certificates.
Electrical inspection report
A sale cannot proceed without the report; the result may be positive or negative. We coordinate the inspection.
Asbestos certificate
Required for sale of accessible pre-2001 buildings in Flanders. We can arrange the inventory.
Soil certificate
Needed for every transfer of land, including built land and apartments. We request this for you.
Urban-planning information
Must be available to the buyer and may not be older than one year at sale. We request this from the municipality.
Other file items
PID, cadastral details and flood information we request on your behalf. Tank or heating documents you already hold, such as invoices or inspection certificates, you prepare yourself.

How old may the urban-planning information be at sale?
The urban-planning information must be available to the buyer and may not be older than 1 year at the time of sale.
